Good pictures are a crucial marketing tool for a home sale.

According to research from the National Association of Realtors, 98% of home buyers who searched for a home online said photos were among the most useful features of real-estate websites.

Listings of homes with photos taken by professionals have about 61% more views than listings without—and that’s across all price tiers, according to research from Redfin, a real-estate brokerage firm.

“When people are searching for homes, they search by price range, location [and the numbers of bedrooms and bathrooms]. But then once they have the list, the visual piece becomes a larger and more important part of the decision,” says Jani Strand, spokeswoman for Redfin. “Photos are the first impression, and can generate interest and excitement, which leads to good offers.”

TIPS to prepare your home for the best Real Estate photos

A few tips and guidelines to help you prepare your home for our photographer:

  1. Please be sure your house is “Photo” ready. In other words, what you see will also be seen in the photograph.  Please be sure to police the areas to be photographed, i.e., no pet food bowls or animals (Please note:  we have nothing against animals, however, it may turn buyers off). , trash cans are put away, (Both inside and, please, outside also).
  2. Beds made, etc.  Dust will not show up on the photographs.
  3. Please make sure certain items are put away and not visible. Such as:
      • Magnets on the fridge
      • Clutter on bathroom and kitchen counters
      • Robes and/or towels hanging on doors
      • Children’s toys
  4. We want the house to be as bright as possible; Turn on all lights and open all blinds.
  5. Only main rooms will be photographed, we will not do the garage, laundry room or closets. Please have cars removed from driveways and garage doors are closed.
  6. In order for us to keep the “disruption” in yours and our busy schedule to a minimum, please be sure to have everything completed, prior to our arrival.
